Rents on the outskirts of Vienna rise by up to 15 per cent

A year-on-year comparison of total rents in Vienna’s 23 districts by immowelt.at shows that Vienna’s rental market has stabilised over the past year. According to the survey, rents even fell in the central districts, while rents in the previously cheaper outer districts became more expensive.

Simmering recorded by far the strongest increase of all districts. In the 11th district, the median rent rose by 15 per cent to currently 14.70 euros per square metre. This puts Simmering among the top 5 most expensive areas. A year ago, prices here were still the lowest. The large number of newly completed flats has been so great in recent months that they now dominate the supply market. Often, expensive new-build rents pull median prices sharply upwards as a result. The increase in supply could, however, stabilise rents in the long run, as can already be observed in many other districts.

In addition to Simmering, asking rents also increased in other peripheral districts within a year. In Ottakring and Floridsdorf, prices per square metre are above the 14-euro limit after increases of 4 per cent each. Donaustadt, after an increase of 2 per cent and total rents of 15.40 euros per square metre, is now even in second place among the most expensive districts.
